Sheet 1 · the salt sheet

Garage doors at Swansea, Belmont, Caves Beach and the channel side

At the channel mouth the lake meets the ocean, and the ocean sends its regards inland on the southerly. This is where we quote galvanised tracks as standard, keep spring stock for the doors that eat them, and book the morning run before the wind gets up.

What salt actually does to a door

Salt doesn't attack the door face first; it goes for the working steel. Springs, lift cables, track edges and fixings show rust bloom years before a panel does, and a corroded spring fails earlier than its cycle count says it should. The honest consequences for this sheet: hardware in galvanised or stainless wherever the budget allows, more frequent lubrication than the western shore would ever need, and a yearly service treated as ordinary door ownership rather than an indulgence.

Rust bloom on a track edge: the channel side's signature, and the reason we spec galvanised here.

The doors of this sheet

  • Swansea and Pelican sit at the channel itself, the saltiest air on our whole chart. Doors here get the full coastal spec conversation at every quote, and the sea-side streets earn stainless fixings.
  • Belmont mixes villa and unit blocks in among its older houses, and with them a generation of first-generation tilt doors now going heavy. Blocks like that are natural rent-roll territory: one building, six doors, one visit.
  • Marks Point pushes its streets right out to the water on the spit; garage doors here face weather on three sides and their bottom seals go first.
  • Caves Beach and Redhead add straight ocean exposure to the lake's. Doors within sight of the surf are on the shortest hardware clock in the LGA, and we say so at the quote rather than at the failure.

Working this sheet

Channel-side jobs get the early slots on the run where we can manage it: still air is better company for track alignment than a southerly. If your door here has started grinding, gone heavy, or shows rust anywhere on the moving parts, it's telling you where it is on that clock. The longer version of the salt story is on the desk: humidity, salt and how long a door lasts by the water.
