Garage doors at Morisset, Bonnells Bay and the southern end
The south is the lake's two-speed sheet: whole new streets going in around Morisset while the lake villages, Bonnells Bay, Brightwaters, Dora Creek, keep doors that have been working since the power station was new. Both kinds are our kind.
The new streets
Morisset is a declared growth area with thousands of new homes on the books, and a new estate means builder-fit sectional doors by the street-full. Builder-fit is not an insult, but it is a starting point: travel limits set in a hurry, springs tensioned to the average rather than the door, and an opener that's never had its safety reverse checked since handover. The first proper tune-up, a year or two in, is the one that sets a new door up for its long life, and it's quick work while the door is young. New builds also come to us directly for upgrades the builder's allowance didn't cover: quieter belt-drive openers, insulated panels, keypads.
The lake villages
Bonnells Bay, Brightwaters, Mirrabooka, Dora Creek: mostly one road in, one road out, and a long-standing habit of being last on every tradesman's list. Our run sheet treats them differently. Village jobs get folded into the southern run alongside the Morisset work, so a Brightwaters door isn't waiting for someone to justify a special trip. The doors themselves skew older, tilt doors and early rollers on cottages and boatsheds, and most of what they need is a rebalance, new seals, or the honest fork of fix versus replace.

- Bonnells Bay and Brightwaters sit on the peninsula's neck, lake-humid but sheltered; seals and bottom rails do the ageing here.
- Dora Creek keeps its cottages close to the water table; doors near the creek get their fixings checked, not just their springs.

Working this sheet
The southern run pairs naturally with the western shore in a day, because the road around the water makes them neighbours. If you're on a rent roll that reaches down here, Morisset's growth has pulled plenty of investors south, that's exactly the shape of portfolio the schedule was built for.
