What a service covers

  • Balance and tension. The door is lifted by its springs, not its motor. We test the balance with the opener disconnected, re-tension where the spring allows it, and tell you straight when a spring is near the end of its count.
  • Rollers, hinges and tracks. Cleaned, lubricated, worn parts flagged. Most of the grinding and banging a door develops lives here, and it's cheap to fix at this stage.
  • Seals and weather strips. The bottom seal takes the weather for the whole door. On the lake side of any suburb it perishes faster than people expect; we check it every visit and quote replacement when it's gone.
  • Opener behaviour. Safety reverse tested, travel limits checked, remotes confirmed, and the manual release demonstrated so you're not learning it by torchlight in a blackout.

Timed to the lake, not the calendar

The honest servicing interval on this lake depends on which shore the door faces. Channel-side doors at Swansea, Belmont or Caves Beach live in salt air and earn their check every year without argument. Western-shore doors at Wangi or Rathmines age slower; the service there is more about storm readiness than corrosion. Ridge suburbs like Charlestown add one more thing to watch: a frame that's moved a few millimetres out of square, which shows up as a door scraping one track.
